My Buddy is a REALTOR®
Yesterday, I received a call from a buyer who wanted to see my listing at 3124 Bruce Gardens Circle in Franklin TN. I explained that the listing was currently under contract.
I asked if he was working with a real estate agent? His response, "My buddy is a REALTOR®. He told me once I found the right house, he would write the offer for me."
I went on to ask him if his buddy told him how competitive the Franklin TN real estate market for homes priced under $400,000 is right now? He said they hadn't really discussed it.
I explained that my listing on Bruce Gardens Circle had gone under contract in one day. Many of the homes in good condition and priced well are selling in the first day or two. The best way to combat that would be to work with a Franklin TN real estate agent who understands the local market and is willing to act quickly.
His arrangement with his buddy is to contact the listing agents, have them show the listing and if he likes it, his buddy will write it up. This particular house had already been on the market for over a week by the time he called. That isn't going to cut it in the current Franklin TN real estate market.
All I could think was his buddy is going to make a lot of money from his purchase of a house, why not make him work for it?
For the record, I work with many of my friends. I don't think there is anything wrong with that. However, my responsibility to my clients is to keep them informed about the Franklin TN real estate market and what we will need to do to complete a successful transaction.
The buyer thanked me for my frankness and my aggressive approach but for right now, he's going to work with his buddy. I told him when he gets serious about buying a Franklin TN house, to give me a call.
