Harts Landmark is experiencing a seller's market. This neighborhood is still under construction but existing homes have begun to enter the resale market. One of the homes sold in April was in that new category. Owners who have decided to sell to take advantage of the rise in prices since they built may have a difficult time.
While new construction is selling at list price or above, existing homes may not be as fortunate. There was one existing home sale in April, it sold for 96% of list. Given that the seller paid $910K, he likely took a loss after real estate commissions.
Interestingly, this seller decided to list with an agent who is representing one of the builders in that neighborhood which is never a good idea. Sellers think listing with an agent who works for the builder will get them more exposure. That is not going to happen.
These listing agents rely on other agents to sell their new construction inventory. If a buyer contacts them, they are more likely to promote their builder's inventory, than your existing home.
