Although, Cool Springs East is currently experiencing a seller's market, the average sales price to list price ratio and average days on the market suggest these homes were priced a little high. Cool Springs East draws buyers because of its prime location in the Cool Springs area. However, pricing and condition are still paramount to a quick sale. All three of the closed sales had completed updates including cabinetry, granite counter tops, tile backsplash and stainless steel appliances. It's no surprise they sold quickly for top dollar.

A recent National Association of REALTORS® survey revealed 92% of buyers begin their home search on the internet. Properties heavily marketed there have a greater opportunity to be found by home buyers. This goes way beyond just syndicating your home from the MLS to national portal websites.

Because so many buyers are beginning their home search online, photography has become an important marketing tool for real estate agents. The best way to showcase your home is through the use of professional photography. It is by far the biggest bang for your buck.

Sellers should always ask their real estate agent, if professional photography will be used. If not, find an agent who will. Don't let the agent tell you because we're in a seller's market it isn't necessary. Guess what? No photos, no showings.

Owners should realize that over-pricing their home won't give them the dollars they hoped for but would give them hard time finding the buyer that would take the bait.
